Brough Lodge calls for a philanthropic entrepreneur
A Shetland charity hopes to transform a historic building into a high-quality retreat and, in doing so, strengthen the economy of one of Shetland’s smaller islands.
Brough Lodge, dating from the early 19th century, is situated on the island of Fetlar, known as ‘the garden of Shetland’ and noted for its landscapes, its bird life and its tranquillity. The Lodge is remarkable not only for its architecture and setting but also its potential future.
During 2014, work was undertaken to make the A-listed main house wind- and watertight. However, it still needs major internal restoration.
Having given careful consideration to the most appropriate use for this distinctive building, Brough Lodge Trust concluded that it is best suited to the development of a first-class ‘retreat’.
In collaboration with Groves Raines Architects Studio and all the relevant authorities, proposals which would realise the site’s potential have been prepared. They envisage a very high standard of accommodation incorporating 24 bedrooms in new wings. Meeting spaces would be created in the old Lodge and, adjacent to it, there would be an elevated restaurant.
The ‘retreat’ is expected to attract guests who wish to learn and practise textile design, bearing in mind Shetland’s worldwide reputation. Courses in other strands of Shetland’s heritage, for example music, could also be offered. There is also great potential for other activities, particularly yoga and other aspects of wellness.
Brough Lodge Trust is confident that such an outcome would be of great benefit to the island community. Having carefully nurtured these plans, the Trust wishes to sell the site and buildings to a philanthropic investor who shares their passion.
Brough Lodge Trust director and spokesperson for the project, Drew Ratter, said:
“This is a unique proposition aimed at the world of philanthropist entrepreneurs. We shall carefully assess all offers and will want to ensure that the new ownership optimises benefit to the Fetlar community.“
A video explaining the project can be seen on the Brough Lodge Trust website and it will be promoted worldwide. It includes a 3D model developed by Groves Raines Architects Studio.
The development, including separate staff accommodation, is expected to require an investment of £12m at 2022 prices. Offers in excess of £30,000 are invited for the land and buildings and they can be submitted to the selling agents, Harper Macleod.
